Why does my roof look fine but keep leaking?

Is Clearwater in the High Velocity Hurricane Zone?

Do I really need stainless fasteners, or is that an upsell?

Should I put a metal roof on a house near the beach?
Only if it is aluminum. Galvalume and other steel panels protect themselves with a sacrificial coating that is thinnest at every sheared edge, which is exactly where marine air attacks, and steel-panel warranties routinely exclude installations within a set distance of salt water. Aluminum panels do not rust and carry the same finishes, but they cost more.
If the budget will not reach aluminum on a beach or Intracoastal address, our honest advice is to buy a heavier shingle with stainless fasteners instead of a steel roof.
How long does a roof last in Clearwater?
Two roofs of the same age are not the same age here. A well-installed architectural shingle roof several miles inland with sound edge metal will run its expected service life without drama.

Is my roof damage a storm claim or wear and tear?
Usually there is some of both, and separating them is most of the work.
